GONZALES – The Gonzales Planning and Zoning Commission voted this week to recommend the City Council approve a rezoning request for a proposed high-end apartment complex on Veterans Boulevard. 

The commission also received a rezoning request for a second high-end apartment complex that a different developer hopes to bring to the city, also on Veterans Boulevard.

Both pieces of property — 13 acres on the east side of Veterans Boulevard and 13.39 acres on the west side of the boulevard — are owned by Montan Landco, LLC. 

In both situations, the owner is asking for a zoning change from C-1 commercial to a new, higher-density residential zoning, R-3-M25, which allows up to 25 units per acre.

The new zoning, adopted by the city earlier this year, also requires a number of amenities, along with a higher number of apartment units.

While no representative of the property owner spoke at Monday night's meeting of the Planning and Zoning Commission, Jeremy Mears, with Houston-based Brownstone Ventures, spoke to commissioners about the 212-unit luxury apartments, The Legacy at Veterans Boulevard, which the developers hope to build on the east side of Veterans Boulevard.

The apartments, he said, would have fitness centers, media rooms, a resort-style swimming pool with outside TVs and dog-walking areas.

Veterans Boulevard, where developers are hoping to bring the apartments, connects West Orice Roth Road with heavily traveled La. 30, a state highway that's been the subject of a recent study by the state Department of Transportation and Development for possible solutions to traffic congestion. 

The Legacy at Veterans Boulevard proposal is a little further along in the city's building process than another new complex proposed for the west side of Veterans Boulevard.

Bearing Point Properties of Baton Rouge hopes to bring a 270-unit development to 13.39 acres there, said Geoffrey Wilson, with Sigma Consulting Engineers of Baton Rouge.

A rezoning request by property owner Montan Landco, LLC to rezone the acreage from C-1 to R-3-M25 was introduced to the commission Monday, which will hold a public hearing on the request on Dec. 5.
